After looking at a load of properties in the past year and having one get away from me because the owner decided not to sell I finally found my new stomping ground!
209 acres with two 1 acre ponds on it. Needs some bulldozer work and some gravel on some roads to get back where I want the house site but its going to be nice when I'm done. There isn't a house on it now but hopefully in the next year I will. I'm going to run water and electricity to the home site about 1/2 mile into the property, that's going to be one of the first big projects.
It has 3 box stands on it that haven't been hunted in 3 years. The food plots have been reclaimed with 3 year pines but I'll change that when I get the dozer guy over there next month after the closing.
The property is about 80% pine in different stages of growth and could use a thinning in about 2-3 years and another one in about 3 years after that. I'm also trying to lease 80 acres right next to the property that consist of approximately 60 acres of oaks and a creek running through it. Saw a good bit of deer and a couple hog tracks when I went looking at the property so that's a good sign. Not excited about having a few hogs but it gives me something else to hunt. Got to put some trail cams out and see what is actually visiting the property.
When I do my projects I'll take some pics and let you guys see the progress.

It's in the great state of Mississippi, Jasper County to be more precise. Have always spent my time hunting in MS since I was a kid. My father bought his land about 16 years ago in Lawrence county and was a beautiful place with even better people. When I was forced to sell his land I started looking for the right property for me and my family and pretty sure I found it and hope to retire there one day. It's going to take some time to get it the way I have envisioned it but Rome wasn't built in a day so I need to be patient and think my plan through.
